Short answer: It depends on the loan program — FHA loans can go as low as 580 (or even 500 with a larger down payment), while conventional loans typically start around 620. Higher scores unlock better rates on every program.
Minimum scores by program type
- FHA loans: 580 for 3.5% down, or as low as 500 with 10% down
- Conventional loans: generally 620 and up
- VA loans: no official minimum set by the VA, though most lenders look for 580-620
- Specialty programs (DSCR, Community Mortgage, Fix & Flip, etc.): vary by product — some go lower, since qualification is weighted differently
Why your score affects more than eligibility
Above the minimum, a stronger credit score generally unlocks a better interest rate and, on some programs, a lower down payment requirement. Two borrowers with the same loan amount can end up with meaningfully different monthly payments based on credit score alone.
